Deposit
A returnable Security Deposit of €180 when making bookings up to 21 days (short let) and €350 when making bookings of 21 days or more (long let) is required prior to booking.
This covers us for 'lost' items and breakages and deters spoof bookings that block the availability calendar and does not affect your rights. Approximately one week after you check out this will be returned in full if no damage or losses have occurred.
Your contract is with the owner (“we”, “us” and “our” in these Booking Conditions) for the property known as Georgiou’s House (“the Property”). References to “you or “your” are references to the person making the booking and all members of the holiday party.
These Booking Conditions form the basis of your contract with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.
Your accommodation
The property is booked on a self-catering basis and is provided cleaned and with fresh bed linen and towels. You are then responsible for keeping the property clean and the washing and ironing of the linen, unless you make prior arrangement with us for fresh linen and cleaning to be provided (at extra cost) during your stay.
You can arrive at the property any time on the booked arrival date of your stay and we ask you to leave by 14:00 hours on the booked departure date to allow adequate time for turn around of the property for the next guest.
Later check out times will be accepted only by prior arrangement at time of booking.
If your arrival is going to be delayed, you must contact the person whose details are given on our booking confirmation and instruction, so that alternative arrangements can be made for your arrival.
If you fail to do so you may not be able to gain access to the property.
If you fail to arrive by midday on the day after the arrival date and you do not advise us of your anticipated late arrival we may treat the booking as having been cancelled by you. Your booking fee and security deposit will be returned minus two days rental rate.
Your obligations
Long Term Letting
Long-term letting is on the basis of a normal property rental i.e. you pay reduced daily rate (considerably less than holiday rate) as a monthly rent calculated over 30 days and are responsible for the cleanliness of the property during your stay and payment towards the utilities bill on completion of your stay.
The fee for the Utilities is calculated from the difference in meter readings at commencement of your stay and on the day you leave and can be paid by cash to our manager or if preferred deducted from your Security Deposit prior to refund.
The rate for water and electricity will be highlighted to you prior to arrival, although water is very cheap compared to the UK, water at times can be in short supply in Cyprus so please be sensible with your consumption.
Electricity is very expensive compared to the UK, however most of the year the average person does not need to use very much electricity as water is solar heated and lights are not necessary but the A/C can use quite a bit especially if used for heating.
So it is in your interest to be sensible but we do not want this to be an issue and spoil your stay we just feel we need to highlight this.
Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause
for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact our representative or us if any problem arises so that it can be speedily resolved. It is often
extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified.
Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway.
In particular, complaints of a transient nature (for example, no gas) cannot possibly be investigated unless registered whilst you are in residence.
If any complaint cannot be resolved during your holiday, you must write to us with full details within 28 days of the end of it.
Cancellations
We would of course be sorry if you decided not to come and enjoy a stay in Arakapas, but sometimes things crop up that cannot be helped, and we would hope to see you on another
occasion.
However should you not be able to join us, our cancellation policy is as follows:-
Insurance
We have taken care to make sure that we have covered every eventuality for the enjoyment of your stay and hope
that everything goes smoothly.
However accidents can and do happen, We have taken adequate liability cover to protect ourselves and our property,
and the deposit you pay at time of booking will be used to cover any 'mishaps' that are deemed to be down to
negligence on the part of 'guests'.
We DO NOT however accept liability for loss, or damage to your personal property, or personal injury during your stay. It is your responsibility to ensure that adequate Medical, Travel & Cancellation insurance is taken out prior to the start of your stay.
